At the end of each year, CoStar tallies the commercial real estate sales and lease transactions that closed during the previous year to determine the winners of the CoStar Power Broker Awards in each market. Community Involvement: Eastside Baby Corner

This holiday season we partnered with Eastside Baby Corner (EBC) to help local kids be “Dressed for Success”. We collected new and gently used clothing and items for school-aged children up to 12 years in all three NAI Puget Sound Properties office locations. We also collected monetary donations to help EBC better manage their inventory of the most essential items for kids’ health and development. Together, we raised a total of $1,395.

2018 Movember Recap

Another Movember in the books! 2018 was a record-breaking year for our NAI PSP mustache challenge. Together, our team raised $2,900 to help tackle some of the biggest health issues faced by men including prostate cancer, testicular cancer, mental health, and suicide prevention. This year 12 brave brokers took the challenge to grow their Mo to raise awareness for men’s health and compete for the best (and worst) mustache.

A huge thank you to everyone who donated and participated in the fundraiser. We could not have done this without you.

Meet the Team – Connor Powell

He trained under the leadership of Arie Salomon and Jeff Forsberg and has since built a strong reputation for his commitment to his clients. The new Mercurys Coffee roastery opened its doors on September 28th, 2018 to a long line of eager customers anxious to see the space that had been under renovation for almost two years.

At 5000 square feet, their new Bellevue location at 13102 NE 20th St is significantly larger than other Mercurys Coffee shops. It boasts enough room for a state of the art roaster, an in-house kitchen and plenty of indoor and outdoor seating. Tall windows brighten up the shop and make it feel even more spacious. It’s an impressive space – the culmination of years of planning, negotiations and construction.

Ironically, the lease started with a tour of a much smaller retail suite in the same plaza. (more…)

NAI PSP Represents Local Family in Sale of Industrial Portfolio

3-Building Industrial Portfolio in Auburn

Taylor Hoff of NAI Puget Sound Properties represented Gates, Gates, Gates, LLC in the sale of a 3-building industrial portfolio in the Kent Valley – one of the nation’s strongest industrial submarkets. The properties are located at 701 A St. NW, 701 A St. NE and 713 A St. NE in Auburn, Washington. Gates, Gates, Gates LLC built the first building in the 1970’s and operated out of them until 2007. ProAmpac has been a tenant in the buildings since 2007, and their lease expired this year. ProAmpac, the property’s long-term tenant, exercised their option to purchase the property and later assigned their purchase option to EverWest Real Estate Investors. (more…)

Community Involvement: Pratt Bar Trail

This summer we partnered with The Mountains to Sound Greenway Trust to repair a trail and maintain the picturesque Pratt Bar day-use area, dovetailing with recent efforts to construct a 45’ wooden bridge. We volunteered to clear the tread, move gravel, remove invasive weeds, and shape the trail surface to build a gravel path to access Pratt Bar. The short trail out to the Middle Fork Snoqualmie River provides access to a broad gravel bar with soaring views of surrounding mountains and the Valley. Prior to bridge and trail improvements, visitors were forced to cautiously make their way down a short but steep slope adjacent to the road, and tip-toe across a loose collection of paving stones across a stream.

NAI PSP Represents Buyer and Seller in 50,486 SF Sale

Taylor Hoff and Al Robertson recently completed the sale of a 50,486 SF building located at 6750 South 180th Street, Tukwila, WA. Taylor Hoff represented the buyer, KT Building Supply, and Al Robertson represented the seller, Electrical Distributing, Inc., in an in-house transaction with NAI Puget Sound Properties. KT Building Supply is purchasing the building and will be distributing cabinets and granite out of the showroom warehouse facility. The building is conveniently located by the Southcenter Westfield Shopping Center right off I-5.

The transaction closed on February 28, 2018 for $7,900,000 ($156.00 psf)

Intern Spotlight - Austin Niesner

Austin Niesner is in his senior year at Oregon State University majoring in Marketing. He has been working in an internship capacity for us for the past three months. The internship, even though it includes actual operation of the business, is like training which would be given in an educational environment. The program is designed to provide a working perspective of the commercial real estate industry and NAI Puget Sound Properties.

Some of Austin’s primary responsibilities included marketing support for current listings, prospect database development/management, research, and miscellaneous special projects. The position emphasis was on market knowledge and general commercial real estate knowledge. He participated in selective team meetings with the objective of developing current/future business.

During his time at NAI Puget Sound Properties Austin assisted Arie Salomon, Jeff Forsberg, and Patty Bell. We want to wish Austin all the best in his final year at college. Before his departure, we sat down with Austin to talk about his time here at NAI PSP – here are a few of his thoughts:

Broker Outlook: Housing Affordability and Livability Agenda

In an effort to balance the expansion of Seattle’s housing availability with regulating rent prices, developers have been offered the “grand bargain:” you can build higher and denser as long as you set aside a percentage of your building to be priced as affordable housing or pay a fee per square foot back to the city to fund affordable housing elsewhere.

Four of our brokers, Billy Poll, Rich Mermelstein, Janet Backus and Dean Altaras, met to discuss the changes the Seattle up-zones could bring to the city’s property owners and developers.

Aegis Living to Redevelop University District Site

Aegis Living University District

Ryan Olson recently represented Aegis Living in the purchase of a 3-parcel assemblage in University District. Aegis Living, a national leader in senior assisted living and memory care facilities, will redevelop the site for senior housing. They currently operate 13 facilities in Washington state. The 31,812 square foot property is comprised 3200 NE 45th Street, 3215 NE 45th Street and 3232 NE 45th Street.

“The location is a good fit for Aegis as it will be able to serve the residents of Bryant, Ravenna and Laurelhurst. The site has high visibility and good drive by traffic, but yet close to the single-family neighborhoods where most of our residents come from.” Walter Braun, Senior Vice President Development for Aegis Living explained.

“I am proud to be working with such a great company on this assemblage. It helped to have a sophisticated buyer and sellers that understood the value that Aegis Living’s service will bring to the area,” said Ryan Olson, Vice President at NAI Puget Sound Properties.

The sale closed July 10, 2017 for $13,200,000.

Broker Outlook: Amazon – Whole Foods Acquisition

When Amazon announced its acquisition of Whole Foods Market, Inc., it  immediately challenged the resilience of current grocers. Within hours after plans for the $13.7 billion deal went public, the stocks for top grocers, among them Costco, Kroger and Walmart, took a hit. For many investors, the deal recalled several retail closures, most notably, the fate of the once prominent bookstore chain, Borders. Amazon has left a mark: In only 22 years in business it has dramatically altered consumer habits and expectations, upended traditional business models, and changed commercial real estate needs.

Three of our brokers, Steve Balkman, Barry Kelly and Ryan Olson, shared their thoughts on what Amazon’s strategy may be for the acquisition and what impact the deal may have on investors, grocers and the local market. (more…)

Broker Outlook: KeyArena Project

Seattle faces great changes as the plans to renovate KeyArena at Seattle Center to NBA and NHL standards unfold. Earlier in June, Seattle Mayor Ed Murray chose Los Angeles-based Oak View Group (OVG) to do a $564 million privately funded renovation after Seattle Partners Group, the only other bidder withdrew their $521 million proposal. Many Seattleites still mourn the loss of the Supersonics and the arena’s renovation is intensifying conversations about the possibility of a new NBA team in the future, but an NHL team would likely come first. As reported in a KOMO news article, the NHL is interested in the creation of a Seattle hockey team. In fact, Seattle is the #14 media market in the country, and the only market in the top 25 that does not have either an NBA or NHL team.

OVG was ultimately selected partially because of the financing they provided, which, according to CEO Tim Leiweke, is “100% privately financed” (The Seattle Times). Financing aside, the renovation of KeyArena is leading many to question whether the Queen Anne neighborhood surrounding Seattle Center can handle the increased congestion brought on by the arena’s expansion and by the larger events they are planning on holding there. According to the 2016 INRIX Traffic Scoreboard, Seattle is rated as having the #10 worst traffic in the nation. Compared to the rankings of other cities in the Pacific Northwest (Tacoma: #53, Portland: #30, Vancouver B.C.: #76), Seattle is growing at a staggering rate every year, and current infrastructure is already struggling to accommodate commuters on a daily basis. INTRIX even conducted a study examining how events at KeyArena affect traffic in the surrounding area. For example, an Adele concert last July caused additional delays of up to 42 minutes in specific areas. Although city officials in favor of the KeyArena renovation suggest that the opening of the Alaskan Way tunnel may reduce traffic, the results “remain to be seen.” (King5 News).

We are proud to announce our recent acquisition of Shephard Commercial Real Estate, a highly respected and locally owned commercial property management firm.

We will now be able to offer our clients Property Management, Construction Management, and Development Management in addition to the leasing, sales, investment sales, and consulting services we have been offering since 1997.

Shephard Commercial Real Estate (SCRE) was founded in 2006 by Lee Shephard. Prior to starting SCRE, Lee was with the R. J Hallissey Company for 20 years. SCRE manages 15 commercial properties in the Seattle area comprising over 1.2 million square feet of office, industrial, and retail properties.

Southend Team Represents Landlord and Tenant in 220,800 SF Lease

CenterPoint Properties, represented by Arie Salomon, SIOR, CCIM, Jeff Forsberg, CCIM and Taylor Hoff, SIOR, has inked a 220,800 square foot lease at their CenterPoint Kent 167 project located at 26600 72nd Avenue S., in Kent, WA. Construction has just commenced with a targeted completion date of February 2018.  The tenant, Classic Accessories, was also represented by NAI Puget Sound Properties.

The state-of-the-art building will be 36’ clear height with ESFR sprinklers, LED warehouse lighting, 33 dock high and 2 drive in doors, 41 additional trailer stalls and 200 parking stalls with excellent SR 167 exposure and direct access to S. 277th Street.

NAI Puget Sound Properties is pleased to welcome industry veterans, Rick Graff & Art Thomson to its brokerage team as Senior Vice Presidents. Both Rick and Art joins us following successful careers at Coast/Sperry Van Ness.

Prior to brokerage, Rick spent 14 years in corporate real estate representing retail clients, developing and implementing strategic national retail roll out programs for Verizon Wireless and Jamba Juice throughout the Midwest, Southwest, and Northwest United States.  He also has represented Jack in the Box in the Washington, Oregon, Northern California, and Hawaii markets.

Art has extensive experience in the leasing and sales of Office, Retail and Industrial properties throughout the Northend market, as well as investment sales.  Prior to entering real estate, Art had a successful career as an Industrial Engineer, and held leadership positions at several notable companies including Fairchild Semiconductor and Honeywell Marine Systems. He is active in the Northend community where he was past President of the City of Everett Parks Commission and is currently a member of the City of Everett Salary Commission.

Lazarus Day Center Rises on Rainier Avenue S

Lazarus Day Center provides a safe, daytime only shelter for the homeless and marginalized, with a specific focus on the elderly homeless community. The Center provides meals, laundry services, counseling, and health services, and other social services for its clients.

Sometimes it’s easy to forget that the heart of real estate, even commercial real estate, isn’t business – it’s people. Bob Swain recently helped his client transact a lease with Catholic Community Services of Western Washington to house its Lazarus Day Center. In a major relocation for the center from its longtime home in Pioneer Square, the Center’s new 8,870 SF office on Rainier Avenue S will allow it to reach as many of those in need as possible.

Lazarus Day Center provides a safe, daytime only shelter for the homeless and marginalized, with a specific focus on the elderly homeless community.  The Center provides meals, laundry services, counseling, and health services, and other social services for its clients.
